Job Title: Property Manager - Urgently Hiring

Pay: $17-$21/hr Hours: FT 28 hours per week Start Date: ASAP!

Local property management company is currently seeking a Property Manager in Reedsport, OR. The Property Manager manages the day-to-day financial operations of the properties,including finding and placing qualified tenants, and ensuring the properties are in good working order. The property manager will be responsible for managing 24 units.

As a Property Manager, you will be responsible for:

  • Marketing-maintains waiting list and keeps property occupied with qualified tenants through advertising, lead follow up, property showings for prospective tenants.
  • Tenant relations-develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, and oversees eviction proceedings if necessary.
  • Facilities Management- regularly inspects property to ensure it is in good working order, quickly resolves emergency issues. Processes all move out documents and submit them timely.
  • Office- maintains office is a clean and uncluttered environment. Is responsible for petty cash and turns in receipts at least monthly. Tenant files in a neat and organized order in a locked file cabinet. Maintain office hours posted. 
  • Employee relations-works amicably with our employees assigned to the property to create a harmonious working environment.

The ideal candidate for this role will have: 
  • Knowledge of department of housing and urban development (HUD) regulations.
  • Knowledge of low income housing tax credit regulations
  • Must be able to read and comprehend federal regulations and appropriate laws
  • Knowledge of laws and standards that apply to property management such as fair housing laws, landlord/tenant law, OSHA standards, local and state building codes
  • Basic knowledge of basic office practices, procedures, equipment such as telephone, fax, copier and computer
  • Ability to communicate effectively both verbally and writing
  • Knowledge of mathematics sufficient to perform calculations required for summarizing rent collections, making rent adjustments and bank deposits
  • Ability to maintain concise required records such as tenant files, vacancy report.
  • Ability to read and interpret policies and guidelines in order to make sound decisions.
  • Ability to establish and maintain effective working relationships with peer, superiors, residents,community service agencies, and the public 
  • Ability to manage multiple priorities and multiple demands to accomplish tasks in accordance with established requirements. Must be able to set priorities, exercise good judgement and follow-through, negotiating skills also helpful
  • Skilled in analyzing situations in order to identify problems and offer possible solutions 
  • Skilled in communicating with all types of people in a wide variety of situations
  • Neat, clean and appropriate appearance 
  • Must possess valid DL - the property is located in Reedsport
  • Knowledge of light accounting, especially related to tenant rental transactions 
  • Helpful to have knowledge of landlord/tenant laws
